What happens if it gets left
A badly flashed roof window leaks into the ceiling directly below, and because the water tracks along the frame it often shows up on the wall rather than at the window.
Leaks around openings soak plasterboard and insulation fast, because the water is arriving inside the warm part of the house rather than in a ventilated loft.
Condensation from a poorly sealed unit does the same damage more slowly, and gets blamed on the weather for years before anyone checks the flashing.

Flashing kits and coverings
Flat coverings such as slate and plain tiles need a different flashing kit from profiled concrete interlocking tiles, and deeply profiled tiles need different detailing again. Fitting the wrong kit is the most common cause of roof window leaks we are called to.
Pitch matters too. Every unit has a minimum pitch it is designed for, and installing below that is asking for water to sit where it should be running away.
Repair or replace an existing window
If the unit is sound and the leak is at the perimeter, re-flashing is usually the answer and costs considerably less than replacement. If the frame has failed, seals have gone or the glazing has blown, replacement is the honest recommendation.
We diagnose first and tell you which it is, with photographs, rather than defaulting to the more expensive option.
Working around loft conversions
Where a window is going into a habitable loft, the opening involves the underlay, the covering and the internal finish. We handle the roof side, forming and weathering the opening, so the unit is dry before anything is boarded up behind it.
Sizes and positions are worth planning properly, because moving a roof window later means opening the covering all over again.

- In most tiled and slated roofs, yes. We check the structure, pitch and covering at the free inspection and confirm what will work before quoting.
- My roof window leaks, do I need a new one?
- Often not. Most leaks are the flashing or the surrounding covering rather than the unit. We find the actual cause first and only recommend replacement when the window itself has failed.
- How long does an installation take?
- A straightforward replacement or installation is usually a short job, but it depends on the covering, access and whether an opening has to be formed. You get the timing with your fixed price.
- What does it cost?
- It varies with the unit size, the flashing kit your roof needs and the work around the opening. Inspection and quotation are free with no call-out charge.
- Is the work guaranteed?
- Guarantees vary by job and materials and are confirmed in writing with your quote. Manufacturer warranties on the unit itself come from the manufacturer.
- Can you come out in an emergency?
- Normal working hours are 8am–5pm and we respond outside those hours wherever we can. For emergency call-outs we aim to be with you within 3 hours, depending on your location and our availability.
- Are you insured?
- Yes, we carry £1 million public liability insurance, and we can confirm the details before work begins.
- How do I pay, and do you take a deposit?
- Bank transfer or cash. Some jobs need a deposit with the balance due on completion, and on larger projects we can arrange stage payments. It is all written down before anything starts.
